2 Year Fixed Rate Mortgage
With our Fixed Rate Mortgage, the interest rate is fixed for a period of 2 years, giving you added peace of mind and allowing easier budgeting and planning.
The interest rate available is dependent on the Loan to Value (LTV), the amount of mortgage as a percentage of the value of the property:
- Loan to Value up to 60% – Interest Rate 2.99%. The overall cost for comparison is 4.7% APR.
- Loan to Value over 60% and up to 75% – Interest Rate 3.49%. The overall cost for comparison is 4.7% APR
- Loan to Value over 75% and up to 90% – Interest Rate 3.99%. The overall cost for comparison is 4.7% APR
At the end of the fixed rate period, the interest rate reverts to our standard variable rate for the remaining loan term. Currently 4.74%, this rate will be reviewed by the Board of Directors as an integral part of the on-going planning and budgeting meetings and product development.
Mortgages are available over terms of up to 25 years and we have worked hard to keep our arrangement fee as low as possible at only £299.

Overpayments can be made to this mortgage at any time subject to a maximum of 10% of the outstanding balance per year without any fee or penalty being incurred.
For purchases we can help you to find a lawyer and your legal fees can be added to the loan if required (conditions apply).
For re-mortgages, legal work will be arranged by Scotwest and the fees can be added to the loan if required (conditions apply).
You can also benefit from discounted survey fees as we have secured special rates for Scotwest members with Hardies Surveyors.
Buildings Insurance is required and annual evidence of your cover must be presented to Scotwest. You are free to choose your own insurance provider.
We highly recommend that you review your life assurance and income protection insurance.
